Our detailed estimates provide a total cost of construction, right down to site work and landscaping. Full disclosure is the watchword, as flat rate fee for any change orders are noted in the estimates. In this way, you’ll never be hit with costly surprise overages. Our allowances are open book; you see where every dollar is spent. For those still seeking financing, we leverage our relationships with realtors, lenders and title companies to provide a full suite of services from professionals who share our approach to service and transparency.

Initial Consult

Will this be a mutually beneficial collaboration? That is the singular objective of the initial consult—you will see how we think and how we work. If you choose to move forward with us, timelines and expectations will be set in subsequent meetings.

Lot Selection

If you do not currently own a lot, we target specific neighborhoods and look for lots meeting your needs.  We sometimes engage realtors to assist in the search.

Meet the Architect

With a lot under contract, we will begin the feasibility study and together meet with the architect to begin the design and development phase.

Plan Development

Plan development begins upon approval of the architectural and the civil engineering proposals.

Estimate

After we receive the final architectural, structural and civil engineering plans, we provide our final comprehensive estimate. Throughout the process, we design and specify with an eye to your budget.

Permitting

After plans are complete we apply for all permits, a process that can take 6-10 weeks depending on the County backlog.

Construction

Construction time varies between each project.  Factors that affect the timeline are lot conditions, home complexity, time of year and amount of selections needed to complete the home.

After Home Build

With construction complete, we do a final walkthrough with you, demonstrating special home features and going over recommended care and maintenance.
